How does it all work?
Chalets at Coldbrook Resort are available for purchase. The land is then leased.

How long is the land lease?
The land lease is for an initial 10 years. Two five year renewals are then available.

How much is the annual land lease?
The annual land lease is currently $2,900.

Can you increase the yearly amount of land lease during its' life?
The only increase is a "cost of living" increase which is determined by the Federal Reserve Bank.

Can anyone else use the chalet?
As a chalet owner you also get the privilege of registering six people to your chalet. These registered guests may then visit the resort and use the facilities, including the pools.

Are there any other costs?
Yes. Annual town water/sewer minimum usage cost of $220. Assessed taxes on the value of the chalet building, approximately $350-$75 annually. Your own metered electric usage. Use of the pools are included at no extra cost for you, the chalet owner, and your registered guests.

Are they financed?
Lines of credit, equity lines and other bank loans are all methods by which chalets may be financed. Banks will not issue a mortgage since there is no "real estate" involved.

What happens if my situation changes? Can I sell the chalet?
Yes, you may sell the chalet, however, Coldbrook retains the right of first refusal.
